Planning
Building on Lake James and the surrounding counties requires careful planning that isn’t necessarily required when building in a planned subdivision in a city. Wildy varying topography, Lake James and neighborhood setbacks, County defined required building envelopes (RBE’s) combined with the need for septic systems and well water make careful planning a must. Lake James Custom Homes will help walk you through each aspect of the planning and approval process.
Topographical Maps
A topographical map ("topo") showing the location of the house site along with the well and septic system is a must. We can connect you to trusted partners who can survey the land and develop a topographical map for you.
Septic
We will help you through the septic design and permitting process. This frequently requires flagging a future house location and digging test pits. We partner with soil engineers and county departments to help identify the best location and type of system required.
Well
We go the extra mile to assist you in every aspect of the construction process, including obtaining permits for essential features such as wells.
Most, but not all, neighborhoods around the Lake do not have county-provided water. We work with local well drilling providers to identify the best location for the well, maintaining a safe distance from the house. Our experienced team will work closely with you to plan its position on a topographical map, taking into account the septic plan, to optimize functionality and aesthetics.

Design Coordination
When planning your luxury home, we provide three distinct options to suit your unique preferences. You may choose to select a design plan from our exquisite collection of homes and personalize it with subtle modifications to match your vision. This option provides more customization options for a beautiful home design tailored to your desires.
Our third option is to engage an architect for a custom design that transcends expectations. This choice represents the pinnacle of luxury with elevated details carefully crafted to reflect your individuality and taste.

If you prefer a hands-on approach, you may choose to go the self-guided route and personally handpick fixtures, materials, and more.
If you prefer to work with a designer as you make your selections, our Selections Coordinator will facilitate a collaborative process between you and an interior designer to bring your vision to life.
